Jan. 31st, 2007 09:06 amSo now I've got to figure out how to settle either the weekend of Feb 9th or the 16th, get the place painted and minor work done (specifically floor trim), and move in either the weekend of the 16th or if need be the 23rd. If I settle the 16th, moving will be especially hard. I think I'll try and settle the 9th.

Floor Trim
Date: 2007-01-31 04:09 pm (UTC)One bit of advice on the floor trim - paint it before you install it. You can do this before you have access to the place if you have general measurements of how much trim you'll need. I'm anal, so if you're doing a gloss enamel, I'd recommend at least 2 coats. To get a really nice even sheen on the last coat, without brush marks, thin down the paint for the last coat a tad (you can do this with water if you use latex paint) which will allow the paint to "lie down" better and smooth out the marks. Actually, life is easiest if you can manage to paint the walls first and then just nail in the painted floor trim. ;-)
If you get the pre-primed floor trim, I'd really recommend sanding it lightly before you paint it, because I've noticed that they often get the spray airflow wrong and you end up with what almost looks like someone threw very fine sand and painted over it. If you don't sand these down, any hair, dust, etc. will accumulate on these, and when you try and dust it off, any hair in your duster will stick to it too. And it's much easier to sand primer than it is to sand gloss paint.
Also, consider putting a band of caulk behind the trim when you install it to seal any drafts from the airspace in the walls coming into your place. A lot of builders caulk the top of the floor trim, but I personally don't like that for purely aesthetic reasons.
Sheesh.. I did not realize how entirely anal I am about finish work until I wrote all of this!
On a cool note, they have trim that has "channels" hidden behind it so you can run wires all over the place and no one sees them! http://www.wiretracks.com/prod-rf.html is one vendor, but believe I've seen ones that don't require you to cut into the drywall.

Date: 2007-01-31 04:20 pm (UTC)So far the trim looks like it was shellac'd, then placed. Some is unshellac'd at this point, and that's what I think needs doing. It appears to be needed in the small br and kitchen, but those are all I noticed (may yet be others). The think the wood is already in the place.
Very good notes about texture and future dusting issues, also the calk/draft issue. I can't do the wire stuff though - this is just the very tiny 1/2 " stuff at the bottom. That is cool though!

Date: 2007-01-31 04:38 pm (UTC)I'm really lost though on the wood status... does placed = nailed, or placed = someone put it on the floor and never attached it? Is this the quarter round stuff you're talking about?
And if it's shellac, that hints that the trim is real wood, right? And you'd paint over that?! (or is it cheap crap wood?)
