How the house flies
May. 2nd, 2014 07:33 pmMet for 2 hours that felt like 20 minutes with the contractor today. Walked him through the house talking ideas - I think we just moved my powder room - and gave him both a list and sketch of what the plan could be, subject to input. To my joy, he noted he was about to lay off his crew because my job was the next one lined up, but with the permit delays he had no work for them to do. This reeks of a good price, right? So I'm having him bid a full gut job on the house now, and he projects a bid this weekend. He threw out a figure of 85.
Now projecting moving the powder room to the other side of the house - same side as the stairs-to-be-a-closet, which also allows for a hvac/utility room plus moving the frig (and sadly, keeping the monolithic frig as well). This allows the light to flow through the entire house, each window now visible from each door in a big X of light. Also, a kitchen sink and bar not too close to the door to the bathroom. He also thinks there was a 3rd middle window in the baster bedroom, and says it would be no bother to restore it - hellyesses.
He also said he could start in as little as a day after "pulling postcard permits."
Until today I thought any other renovation would _follow_ the basement work, but as much as I'm putting out there, it makes more sense to get demolition done first.
This might be happening, but let's see the price(s). It was projected at 85-105 for the basement, and I've added on. Now it includes a near-gut job of the house on top of that, but with tremendous economies of scale. He was excited about both the timing and the work. Now I am too.
If he's saying $170, then it's likely 200 when all is said and done - I spent about 13.5 on the roof already.
But it looks like it will be GORGEOUS when done - also effen profitable.
So soon!?
