Not so much going on, which is great. I'm trying to lock in an appointment with a roofer for Fri, reaching out to 2-3 more digout level contractors, and worrying like a ninny...but with less fear.

I got so frustrated with the loan approval process I changed my loan. One alleged value constraint on housing is the level at which you need a jumbo loan / multiple loans / tons of cash to buy a home. Right now the cutoff for a regular loan is 471k (I think). As you see my dump is listed at 630, so while I didn't note the price obviously I'm out of that range. I chose to do 2 loans, though I could pay less and have more reno cash available. Well, the point at which they wanted account statements to verify that the money in my checking came from my stock sales, showing sale, transfer, arrival - all with account #s, url, name...I verified I could just tell the mort2 folks to bugger off, could and did, and am now going to just do cash plus 1 loan rather than 2 loans. I always meant to pay down the 2nd loan in a couple years anyway.

In an odd turn of events, I'm going to borrow money from my mom. In some families that's not even a thought (like white folks) (I'm joking but no really, that's a major demographic factor with tonnes of studies behind it) or a trainwreck. Here, her investments are safe (hint, she's older than me so her risk factors in capital vs. income are different than mine) so I'm going to essentially pay her back on the terms of the loan. Literally a win-win, and money not in the formal economy. I should pay her back in medical marijuana right? I also have a request in to find out when I can move stocks and savings without having to re-explain my life to the mortgage folks.

I've lowered my mortgage so much by paying all but the 417 that I need to rerun my numbers to change the amount I maintain as a minimum balance in checking - I keep 6 mos living expenses in the bank at all times, minimum, and I've decided to maintain this practice but as if I had to pay both mortgages at once.

I'm a little late in getting insured, which is a requirement of the loan. I did a series of home emails last night, including trying to set up a call to finalize my insurance.

Wood eating bugs were found in the house, so now I have to both have them treated (a seller responsibility) and have the damage assessed (it sounds minor). I don't currently consider this a major issue, but am going to get some sort of warranty on treatment and revisit to assess the damage.

Things are moving slower, but work has picked up. I feel tired, for instance yesterday I worked manic all day (only 8 hours), hit the gym for an hour and change, then spent 10 minutes cooking and eating dinnerish stuff before spending another hour doing home-purchase-fix activity. With commutes, I had maybe 2 hours to myself, which I blew on video games and stupid tv due to burnout. I realized technically I could have tried to grab a human in that time, but ...
