Sep 25 (and 24) house walkthrough, meeting, update, discussion, decisions:
1. I have to call the gas co. and ask them to relocate the meter. They won’t talk to Jordan or are being royal pains (no problem with the water company and elec is done).
2. Windows:
a. Are not closing tight without pushing down / wiggling, so you can see cracks at the bottom where the window closes. Jordan looking into.
b. May switch to dual-locks on some (most?) accessible windows (ground level, porch level)
c. May get locking / partial open locks / hardware (not originally included).
d. Jordan checking manufacturer
i. Not a rush!
3. Radiant heat valves: Jose ordered 2 more sets of valves from Hudson Reed to be shipped to Jordan’s address. These will be put in cabinets in each of the 2 upstairs bathrooms, guest and master, so radiant heat can be adjusted from the bathroom (without having to reach in an access panel or having to control from the basement).
4. Dual-function hot water / boiler is out because the temperatures are too different, from max 140 for hot water while the boiler is designed to run at 180.
a. What does this do to cost?
5. Boiler - However, still going to use wall-mounted boiler. Jordan currently thinks 3 zones, 1 zone for the kitchen / back bedroom as it’s facing the outside on 3 walls.
a. Note air intake near top of house at stairs/skylight. Although heat rises, using the fan should circulate air well.
b. Radiators - I think are all on the way?
c. Dipping - never heard back on prices for dipping / cleaning.
6. Kitchen cabs:
a. Myknob.com - check for kitchen handles.
b. All are soft close, but not touch/push open
c. Not doing glass doors right now (could still use price though)
7. Closets - approved all closet ideas / doors
a. Back br closet - on “bathroom” wall, facing window. Closet about 5’ - reaches from corner to light switch (long) but not all the way. Salvaged doors, matching 5 panel style, tallish but not 8’ (as they’d be entry size and weight). May be $400 at $200. each for full size mdf for 2. Matching some other door or window height.
i. Swinging door or sliding? Forgot, Jordan’s idea good.
b. Middle br closet - same or similar to back br. Not 8’ but tall (matching some other door/window height in room)
c. Master - custom bifold to match due to unusual size of closet, have to watch swing of entrance door.
8. Back (top) bedroom exterior door - full light interior shade like kitchen (checking price).
9. Baseboards - get puttied up, already in process.
10. Guest bath:
a. Tile - fine as planned, not doing 2nd layer of black trim. Continuing tile and black trim to wall (will be tiled behind sink!)
b. Sink - black covered cabinet style
c. Floor style (I forget, basket weave or hexagon, b&w)
11. Master bath:
a. Shower wall tile - plank size ok but prefer glossy.
b. Shower wall tile color - pending selection.
c. Floor tile - shower small pattern, larger for floor, marble style mosaic hexagon?
d. Pocket door set up
e. Radiant to also go under shower, valves in cabinet
12. Laundry closet - moved back, about 35” now, also dryer vent moved up. Bypass doors.
13. Floors:
a. Top floor (bedrooms) to be sanded 1 more time then satin finish (used epoxy for gaps etc.)
b. Main floor pending (will be same as top)
14. Back yard:
a. Slope about 1/4” per foot, see line.
b. Sump - moved from window well to inside. Discussed need, yes (while there isn’t water coming in, what if unusual or neighbor’s flood?)
c. Retaining wall - is up! Concrete, reinforced, along walkway.
d. “Sidewalk,” pavers from back door/entrance straight back
e. Power - adding line and power to back (ability to add garage door opener, power access)
f. Parking pad - old brick for pavers, sand mortar (permeable joints)
g. Yard - will get topsoil and sod
h. Porch - about 10’ across, 12’ out (stairs coming out)
i. note replace/move support for top porch - no change to top porch otherwise
15. Sewer - junction point accessed right now with hole in slab. Backflow valve will go in.
16. Paint:
a. I painted poster boards with 6 paint samples, each is painter’s taped to the wall.
17. Brick stain - 2 styles right now, top and bottom. Top is a bit too yellow-brown, bottom not enough (letting more clay color through).
a. Can we get something with a hint of red in it to bring it closer to the living room wall?
18. Transom - pull out and redo when door done?
19. Timeline! Much of the top will be done in about a week, expecting around 2 weeks for the main floor. That makes move-in Columbus day weekend?
Other notes:
Scott recommends I keep a computer file of everything in the house, to include brand name, model, size - anything, so that whenever anything needs work or replacing I have the information handy.
