Visited an open house down the way - blocks away, MUCH less desirable area.

Smaller than mine, loud road, very close to the commercial part of 14th Street. Farther from both metros. Inexplicable 2 (electric) fireplaces in the place, replaced mediocre flooring, all renovations appeared of poor quality. Kitchen had a poor layout. The basement had 2-3 types of tile, and I saw a real oddity - a network of drain pipes, with one of them going UP for a section. I saw they had recently put in A/C; upstairs it was already warm even though it was only 80F outside. I saw tape leftover from the paint...but it wasn't even painter's tape, it was masking tape. If my uneducated eye was noticing these things, imagine what lies underneath - 700k.

Peeked out to snoop at a neighbor's paving his back parking pad, and met another neighbor! Hung out in my house playing video games for a bit, and when I was ready to leave to return to Arlington, a bunch of neighbors was outside. I walked up, seeing the person I just spoke to, the woman who added me to a community site, my bike-ride-learning girls, and some others. Introduced myself, talked a lot about sales-renovations-prices, and became a bumper for a 1-year-old girl (who fell multiple times - I may not be well aligned as a beginner-walker-post).

The girls had pet rats, one gray, one B&W. They're nice, but I'm worried they're spoiled.

Was shocked to have pointed out the $826 sale a couple doors down

was poorly done or worse. They sawed off half the porch, and to this day you can see they did it by hand - the neighbor's porch, to which it was attached, shows a jagged line complete with exposed plywood layers (she hasn't repaired it). When they were working on the property, it either flooded or flooded her property, and she called to check permits - there were none filed (it was a full gut job - huge problems).

More importantly, there was a group of neighbors who have lived there for years, mixed-white-black-latino all talking because they all know each other, definitely of varying backgrounds but all friendly. It's a COMMUNITY! I talked about my pending work and plans.

I stood in my house and tried to picture the kitchen, powder room, and how the light shows through the space when the walls are knocked down. I'm now listening to the big broadcast, writing this, and about to stare at my lousy floor plans again. I think I'm going to accept the bid, and soon.

It really is - it's much worse when you see it in person. I kind of like the idea that the whole back-house addition would be a master suite, even too big, but this thing was such a waste of space that the bizarre tile up the wall just screamed lazy work and no design. Didja catch that brass trim color on the stand up shower with no tub in all that acreage?
