The main floor powder room is accessed by going through the kitchen? If you position it closer to where the upstairs bathroom there's less plumbing to run and more of it can be shared (like the waste stack). Your 'big open space' looks like it's almost 30' long - you could put the bathroom on the right where the house gets wider and then have a breakfast nook/eat-in-kitchen/pantry/whatever.
Yeah that's a big drawback, but there is no place up front that makes any sense. Where the house gets wider is a window on that side, so the option is encroaching from the other side...where there is no plumbing. Thanks though - I may wind up leaving it where it is (which also saves a fortune).
The kitchen is in the back of the house, the bathroom full, with a tub - is between the kitchen and main rooms (right before the house opens into the dining room / expands to full width)
So upstairs you've got a master with a small walk-in closet, and 3/4 bath with a shower, then the laundry room, an office, full bath, and guest room? Were it me, I'd make the master bath 1' bigger on both sides (ie: toward street and rear) for a full sized jacuzi tub/ shower. The middle room will still be 11x11 (or if you cap hall at 4', 11x13 - then there's room for a closet).
I'd also look at pocket doors for all the upstairs doors - I hate running into doors that open into the way. And pocket doors are probably period for your house anyway!
The downstairs bath does seem like an odd location to me as well... but if it works for you I get it. That said, for selling later, a powder room and small coat closet in the main room is probably better (under stair closet?). But that would let you push the kitchen back some, maybe put the closet &/or a pantry where the bath is now, but leave the window clear for natural light.
Tub is out - there is one in the main br, and I have to move more walls to get it in there. Jetted tubs are a horror and likely will be the equivalent of an avocado sink in a few years. Pocket doors would have been between the entrance and dining room only, I think.
Yeah the downstairs is not quite working out, not for me so I like the input. Oh heck yeah under stair closet - right now it's stairs to the basement, which are being removed.
Lol - DC and LA must differ on the tub thing. As to pocket doors, it doesn't matter where they were before, and only a bit that they were period. Moreso how much floor and wall space they can save.
Downstairs bath - leave it where it is, but cut it down to a narrow powder room. Door in, toilet to one side, sink to the other. 4' x 6' max, with the longer side against the exterior wall. You can put a counter or island against the non-door portion of wall if you want.
That would actually totally work, cheaper, and kinda works for the space. Hmm or, what you can't see, is there is a laundry section outside it - I could stuff that in that space to save space too...thanks, stuff to think about!
It's fun, and I was addicted to house pron for a while too. Oddly the bath comes from my dad's ridiculous house in NC. Theirs is behind the kitchen, in a small hall with a telephone room accross from it.
