I got a "last offer" of 300 with 12 back (net 288)
Pros/cons (I write because it helps me think)
No renting out for inaugrual
Done, done, and done - less to think about
But, then I have to put $ in the stock market or barely meet inflation - how fucking scary is that?
NO MORE NEARLY LIVING PAYCHECK TO PAYCHECK
But I won't be maximizing growth either
Tax free gains
but if the market bumps a just a tad in a year or so then this tax-free might be less gain than the sum of the gains even after taxes plus interest/opportunity cost
My job situation becomes far less precarious
See no more living nearly paycheck to paycheck
No more worrying about rent/landlord issues
The last year has had almost no problems whatsoever
I think the all caps have it though. I always defer to security.
EDIT - SOLD, I'm now an ex-slumlord.

Trust me, if I could figure out a way to not live paycheck to paycheck, I'd be using more than caps!!! :) Someday I'll get there!!!
