Today I met with the contractor and Scott for...hours, though much of that time was just talking. Jordan's going to be the father of a baby girl in June! Pink hammers all around!

So build time for the top floors remains estimated 2-3 weeks, possibly a month. To Jordan's credit, no inspections were ever failed - well there were minor things noted here and there, but the real holdup was the permitting process with the zoning approval to split the unit...odd when you see the 2-4 popups within a stone's throw of my place. This is for the top floor though - there will be inspections and soforth for the basement unit too.

Notes from today in no particular order:
1. He forgot (and I had emailed to confirm details, but hey) I said yes to all new windows, so he's scrambling a bit but not bad. We discussed what kind a bit more, but it just makes sense to replace all the windows now while the framing isn't done/finished. Also, the windows are half broken and the crappiest kind available when replaced. He agreed to get the same style, wood on the inside, open top or bottom, and tilt in.
2. Today we noticed that french doors in the back/kitchen with a window gets really tight - but he thinks he can pull it off (with a steel beam). I'm silently thinking maybe not but I still like the idea.
3. Still replacing all the doors, not in a hurry on that?
4. He recommended, and I agree, to put in a skylight over the master bath, because a) it'll look cool, and b) that's the only room without windows, and it would be dark / electric light dependent without that. We decided to contact Edwin for the roof work on that. He's going to fuss with that as the area over the bathroom is complicated/busy with ducts etc. Another option would be light conduits.
5. The access to the attic will be through a pull-down hatch over the flat part of the master bedroom - it's just easier that way and otherwise I'd be stuck with having to move the bed to go into the attic
6. Confirmed running the wood flooring the long way upstairs, with sub-flooring (2nd layer) and also a layer of cork / quiet floor material.
7. Not splitting the water. I had it in my notes we were, but meh?
8. Lines - elec actually ran new lines from the street, the gas people insisted on having new lines and moving the meter to the other side of the house to be further away from the elec (grr wtf), while the water line remains on course.
9. We went over outlets and switches - all look good.
10. We confirmed putting a bench under the dining room window where we're putting the hvac draw, pull-out bookshelves (secret storage) under the stairs, and now a built-in book/entertainment case where the wall meets the exposed brick in the living room.
11. He said in another reno someone gave him a pinball machine, and he might give it to me as a present for the delays. He thinks it was early 80s, but it's 1988 https://www.youtube.com/watch?v=L6Toz1M6FuU (good expert perspective on the machine)
12. Parking pad - confirmed water permeable and not concrete; also moving back fence back so you can park without opening the gate.
13. Metal stairs to upper floor - remove.
14. Squirrel. Dead. On the back porch. Not sure why.
15. Surge protector for the whole house - Scott's suggestion, so you don't need surge protectors all around the house (space around outlets issue). Sure.
16. Beam in master bedroom - will be cased in "clear pine" (finished).
17. Tile in laundry room (closet). Note pan will not drain into line, but he says modern lines do not leak (for years/ever) and noted auto-off lines as well.
18. Bathrooms all have radiant heat, running off the boiler (he could do off electric but I want to stick with the boiler).
19. Kitchen hood instead of over-the-stove microwave.
20. All sinks are undermount.

He likes the idea of me stopping by more, so I'll be stopping by to check the construction as often as feasible. It's not clear when I can buy appliances (due to space) or start moving in (due to finishing up).
