I haven't gotten around to chalk drawing the walls or leaving time capsules. I'm tired of the whole process.

Technically I don't have to do much, cabinets are picked out and tile is pending per my theme and their stock. However I am going to go in with Scott and check layout as it goes in, from light positioning to switches and closets.

I'm trying to make myself pick out appliances. David was insisting that for the market I'm looking at I need to blow 10 grand on appliances for high end things I've never heard of and don't care about; others and comparative listing make me think I can do exactly what I want and what he says not to do - go into a scratch n'dent sears and buy a bunch of $300 appliances to call it a day.

Can't decide if I want an over-oven microwave or vent hood and separate countertop microwave - thinking the later.

I'm trying to make myself pick out on appliance a day - sounded like a good idea when I was sick this weekend, now I'm tired and don't want to spend my waking free hours looking at $1600 washing machines in consumer reports.

It's mid-July. I have an inbox full of party invites but I never seem to go through them.

You've been talking about the time capsules and chalk drawing for... months? At least many weeks. What's keeping you from doing that? Do you really want to?

Yes but it's hot as hell and there isn't a place to sit without getting dirty - it's uninspiring as showing up means a load of laundry and a shower. Also, I'm tired.

I guess the gym is more reinforcing than chalk - I did look but haven't found it in regular stores or office supply.

If you buy $300 of cheap appliances, and it turns out you can't get a tenant that way, then you can always buy better appliances - you're just out the $300 plus install.

But keep in mind that the type of appliances you pick may also affect what types of tenants are interested in your place. Someone who is fine with scratch and dent appliances may also not care that much about keeping your place clean and pest free.

Eep. Well it's also turning out my $300 applies to a stainless steel dishwasher with digital controls, but not a waster OR dryer. Very good point though - I want pest free. Appliances.
