I'm beginning to wonder if my sleepless nights are related to the churning of house thoughts. I'm in a spiral of "just get the basement done and move in" vs. "do every upgrade you have thought of and seen - a total or near gut job, rather than think about upgrades later." The cost difference looks like 100-150k.

I could easily spend 300k on what I'm thinking of.

Yesterday contractor #1 swung by and was happy with what he saw. If the rest of the space is like our 2 test pits, then we can do the work to the tune of about 10" without underpinning. However, this guy does know his shit and leaped around (literally - he hopped up on and over a fence to check adjoining walls) to check out which walls did what.

On the other hand, we can go down feet, many, if we do underpinning at about another 20k. I wonder if that, about a year of rent perhaps, is worth it?

I'm literally sad that I can't even get a feel for costs because I only have 1 fucking bid on this work. One.

Do I run with this guy because at least he's there? His start prices are reasonable I hear, but his finishing prices are high. It costs me around 5k a month to live in 2 places losing revenue in both. He noted about 3 mos to do the job, maybe.

How much work do I do on the house before I move in? Do I spend 100-150k to: 1) swap the kitchen and b'room downstairs completely, 2) redo the upstairs bath, 3) add a MB? Or do I move in and see what really matters, just doing the floors?
Oh but the floors would be dumb to do if I was just going to reconfigure the space later...
